Things to consider before buying land




When buying a land……


• Soil condition of the land
• Soil test and with whom should I proceed
• Street line, building line, reservations etc
• Is it affected during heavy rains 
• Get in touch with a lawyer whom known to you, to do the title search
• Is it free from legal encumbrances
• Check details of the land from neighbors
• Check the possibility of getting water and electricity
• Ask seller to get the street line, non vesting and ownership certificates from local authority




Designing your home


• Think what kind of a design you would like to proceed with
• You can choose either a typical home design or very contemporary, living friendly home design
• Does the architect qualified to do the work
• Is he/she does have enough experience and taste to deliver what you want
• How flexible the architect is on changing the design
• Is he/she aware of the present regulations etc.
• Is the architect is available at any time you want
• Is their chargers are reasonable
• Are they providing you all the service drawings on completion of the home
• How often architect is visiting the site during construction period




Building your home


• Reliability, trustworthiness and capability of the contractor
• Are they specialized in building homes
• Do they have in house Chartered architects, Qualified engineers, Interior designers & quantity surveyors
• Are these professionals are available for you to meet if you want any clarification
• How qualified the person who’s design the structure of the home
• Materials they are using for construction
• Do they have completed projects, homes
• Are their engineers visiting the land before starting the design
• Is the construction supervised by a qualified engineer
• How much they concern about the finishes
• Are they completing the home on time
• How committed they are to deliver the home on time keeping the quality
• How much the house will cost
• Will they stick to the agreed price
• Are they doing the constructions as per the specifications
• Are they flexible enough to accommodate changes as per your requirement
• Are they contactable at any time
• Are they inform you the progress time to time 
• Are they giving any proper guarantee for the structure
• Are they allowing you to visit the site at any time
• Is there any defects liability period 
• How soon the contractor attending to your requirement during defects liability period 
• How are they arranging separate manufacturers warranties for materials and accessories
• After sales service
